BOMA BC Welcomes New Energy Specialist
BOMA BC is pleased to announce another additon to the BOMA Energy
Management Team! Douglas Wong is BOMA's new Energy Specialist, a position
supported by Fortis BC. Douglas will work closely with Lorina to provide
assistance to BOMA members with energy efficiency initiatives and projects
in their buildings.
Are you considering a boiler replacement next
year? Incentives are available if you are are right-sizing and/or upgrading
to a higher efficiency boiler. Fortis also offers free Energy Assessments
to help you identify energy savings opportunities in your natural gas
equipement.
Douglas can help you get started with your gas saving
projects and incentives.

The moment you have all been waiting for is
here. BOMA BC is proud to offer BOMA
uTrack (powered by PUMA) to all members, at preferred pricing, to
help you reduce energy costs and track greenhouse gas emissions.
BOMA uTrack allows member to monitor, track and analyize their
utility data. Sign up now and start saving energy and money!
BOMA uTrack allows users to clearly identify utility spending and
savings among multiple sites, prioritize energy projects by identifying
least efficient facilities, and set achievable targets while easily
charting and reporting on the results.

Sweater Day - February 7th, 2013
Wear a Sweater, Bring a Sweater!
In support of the WWF's
National Sweater Day on February 7th, 2013, our Energy Management
Program (EMP) will be organizing a challenge to all BOMA BC members to get
involved and turn down those thermostats. The focus of this challenge is to
reduce our Greenhouse Gas emissions, and support a great charity, Covenant
House. We are asking our members to turndown the temperature in their
offices and wear a sweater. We are also asking our members to bring in
their unused sweaters which will then be donated to the Covenant
House.
The Sweater day challenge is open to all members and their buildings
across BC and the inaugural winner of will receive a donation in their
companies name to the WWF as well as 4 passes for the BOMA BC Ski Day which
takes place on February 22, 2013.
EMP Challenge Winner!
In support of BC Hydro PowerSmart month the BOMA BC, with
the support from the BOMA Energy & Environment Committee, launched the
EMP Challenge. We had 8 buildings participating to make their
buildings more energy efficient throughout the month of October but one
buildings stood out for the energy saving measures they implemented.
Congratulations to Guinness Tower, managed by Oxford Properties
for winning the inaugural EMP Challenge!
Guinness Tower held a monitor shutdown challenge and saw an
increase of tenants turning off their monitors from 20% to 70%. They also
held a space heater awareness campaign and saw a reduction of 43% space
heaters within tenant spaces.

Industry Updates
LiveSmart BC Incentive Top-up ending March 31, 2013
Until the end of March 2013, BC Hydro PIP
participants receive an additional 10% from LiveSmart BC. After March
2013 the 10% from LiveSmart will no longer be available, so take advantage
of this additional money while it is still here.
Please note BC Hydro will still offer incentives through its PIP program.
EV Charging Stations - MURB Hosts Requested
For a limited time, the Province of British Columbia will be
offering incentives for electric vehicle charging stations in multi-unit
residential buildings and mixed-use residential/commercial
buildings.
The Province of B.C. is seeking expressions of interest from
multi-unit residential building or mixed-use residential-commercial
building developers, owners, managers or strata councils, who would be
interested in receiving electric vehicle charging stations.

New Recycling Regulations: Commercial Lighting
Products
Effective October 1, 2012 recycling for all lamps and
lighting fixtures, including those containing PCBs, will be available free
of charge.
Under the British
Columbia Recycling Regulation, producers will pay a set recycling fee
for each lamp or fixture sold. The recycling fee will be used
to fund program costs including the collection, transportation and
recycling of end-of-life lights.

Hunter McLeod Utilizes BOMA BC's Business Energy
Advisor

Since April 2012 BOMA has offered all of it's members access to a
Business Energy Advisor (BEA) for free. The BEA is focused on
reducing energy costs for small businesses/buildings and tenants of
buildings by conducting an energy
assessment, identifying opportunities, creating a business case,
and help the member implement the project.
Hunter McLeod was the first member to utilize the BEA service and have
so far had 8 buildings assessed with a potential yearly savings of $11,000
(120,000/kWh). They have also signed a letter of intent to implement
projects identified in the Energy Assessments.
Other companies that have or will be utilizing the BEA's services
include; City Square Properties, Gateway Properties, Oxford Properties,
Triovest, South Cariboo Business Centre, Shape Properties, Riocan Property,
Polaris Realty, and Cadillac Fairview.

BOMA BC Office Recycles Organics
BOMA BC encourages its members to participate in energy efficiency
and sustainable practices, so we thought it was time to look at our own
business and identify ways that we could be more
sustainable.
Organics in an office can account for as much as 30% of
the waste stream so we thought this was a great place to start. With the
help of Urban Impact, we were able to set up an organics recycling program
in our office.

BOMA BESt Certifications
|
18 buildings received their BOMA BESt certifications over the last
4 months. BOMA BESt is a program that allow building owners to assess
and improve the performance of their buildings.

Commissioning / Continuous Commissioning – What’s the Best
Approach for Me?

When it comes to energy conservation there’s a lot of buzz about
re-commissioning. But as I move through professional meetings, conferences
and even casual conversations I keep hearing about not only
re-commissioning but also retro-commissioning, on-going commissioning,
continuous commissioning and existing building commissioning. Sometimes the
terms are used almost interchangeably but as the topic grows in importance
it’s worth taking a second to determine the differences (if there are
any). Knowing the terminology can help make sure that you, as an owner or
manager of commercial buildings, can determine the differences between
these various approaches and select which is best suited for your
properties.
