Fresh eXpress!
I can’t believe it has been a year since the first BOMA
Energy eXpress was launched! Time has gone by quickly and this year
marked some great successes of BOMA’s Energy and Environment
program!
I know you’re all dying to know if I reached
my 3 GWh energy reduction target...I came really close at 2.8
GWh! Although I fell a bit short, I believe that it truly was a
successful year for establishing a program involved with energy management
in the Association. I couldn't have been successful without the
commitment of the members that worked with me on their energy plans and
projects!
We are pleased to announce that BC Hydro has committed to
continue
supporting my role as the Energy and Environmental Manager at BOMA for
another year. I hope to be able to reach more BOMA members and
buildings in the
upcoming year and am excited to continue forward with the successful
partnerships that were established last year.

BC Hydro Incentive Changes
There are a number of different changes in the BC Hydro
incentive programs coming up in the New Year, and we want to make sure you
completely understand and are prepared for these changes.
Effective January 12, 2012 incentives for Compact
Fluorescent Bulbs, Computer Power Management Software and Efficient Power
Bars
will be eliminated. Also incentives
available for T12’s swap out will be decreasing and potentially
LED’s as
well.

What About Natural Gas?
Are you
considering any energy projects that are natural gas related next
year? Fortis BC offers a free Commercial
Energy Assessment Program to customers that consume more than
2000 GJ annually. This assessment will identify some natural gas
saving measures that can be implemented in your facility.

Portfolio Manager for Canada
Natural
Resources Canada (NRCan) and the U.S. Environmental Protection Agency (EPA)
and
have signed an agreement that will create a common platform for measuring
and
assessing the energy performance of commercial buildings in both Canada and
the
USA. Portfolio Manager will be enhanced to include Canadian-based energy
performance scale and Canadian reference data (weather, energy and
emissions
factors, and metric units). This tool
will be available in 2013 and will not include a building labeling
component.

NR Can Releases NECB 2011
|
The 2011 NECB provides minimum requirements for the design and
construction of energy-efficient
buildings and covers the building envelope, HVAC systems and equipment,
service water heating, lighting and electrical power systems and
motors. It applies to new buildings and substantial renovations in
existing buildings. The new 2011 NECB has now been published and
can be ordered in copy or downloadable format from NRCan
Office of Energy Efficiency

Funding for Electric Vehicle Program in BC
On Nov. 5,
2011, the Provincial Government announced $17 million dollars
in funding that will be allocated to developing the Electrical Vehicle
market and industry in BC. Over 6 million of the funding will be used
for new charging stations and upgrades to hydrogen fuelling stations at
existing facilities, therefore there may be some interesting
opportunities for building owners and managers to be involved early in
EV market development.

Waste Audits: Find Inefficiencies and Identify Cost
Savings

objectives of waste management plans. As property managers become
more conscious about
the environmental
performance of
buildings, it is
becoming important for
to benchmark and

their progress. Energy usage has long been a key
indicator, but is now becoming easier
and more common to consider other measures such as solid waste
generation. Waste

studies, can help property managers
establish baselines,
implement targeted improvements and monitor their progress over

Saving from the Ground Up
Maintenance team lead David Huang has taken a
leadership
role in BLJC and his team has managed to reduce natural gas
consumption at Robson Square by 40 per cent in
2009, while also
shrinking the annual total energy consumption by 12 per cent, saving
approximately $77,230. All reductions at
Robson Square have been a result good maintenance practices as opposed to
technological upgrades. All this has happened in spite of increased
occupancy and
use of the facility extending hours later.
Some of the changes
that have been implemented at Robson Square
include:
- Setting the boiler
set point at
65 degrees Celsius after 9 a.m., rather than 65-80 degrees
Celsius.
- When the warmer season
arrives,
certain valves are isolated and reheat pumps are shut down to prevent the
heat
energy loss through circulation in the two
buildings.
- Supply fans also help
add
“free” cooling and heating and are set at specific degree
ranges, depending on
the season

Zero Waste is Possible!
Cadillac Fairview Corporation Ltd. is
committed to being a leader in “Greening” property management,
and their Zero Waste
Program is doing just that. Implemented in fall of 2010 at the
Vancouver
Properties (Pacific Centre, HSBC Building, and the Waterfront Properties),
after an eight month pilot project. The program filters waste into
three main
streams and diverts 100% of waste generated onsite away from
landfills.
Partnering with office and retail tenants,
Cadillac Fairview is working to
increase recycling and organic composting at the Vancouver Properties
through
education, training, and awareness campaigns. The process of administering
the Zero
Waste program requires ongoing tenant commitment, which is necessary to
maintain
a high level of diversion and tenant engagement. Overall, Cadillac Fairview
is finding the
value that is added to its tenants and the environment to be worth it the
effort...

BOMA BESt Version 2 Coming!
BOMA BESt 2 is scheduled be launched on January 24,
2012.
BOMA BESt 2 includes revised assessment modules for all 4 types of
commercial properties, updated references, resources and user friendly
features.
If applicants are interested in applying under Version
2, applications will have to be submitted after the launch date.
Please
note that any applications before January 24, 2012 will still be
considered BOMA BESt certified until the expiry date. Read more
